What question does the New Tenant Rent Index answer?

The CBRT New Tenant Rent Index (YKKE) helps track rental trends for new lettings. It is neither a renewal percentage for an existing lease nor a monthly rent quote for a particular home.

New lettings and existing rents have different coverage

YKKE uses estimated rents in appraisal reports. The actual-rent component of CPI follows rents for the same homes. Consider this coverage difference when the indicators move differently.

Can YKKE be used as a lease-renewal rate?

Do not directly apply its annual change to a contract renewal. The statutory reference in Article 344 of the Turkish Code of Obligations is CPI change based on twelve-month averages; lease duration and the particular legal situation also matter. This guide does not calculate an individual contract’s permitted increase.

Rent index versus unit rent

YKKE tracks monthly regional change. Quarterly provincial unit rent figures are also published where sufficient data exist. An index and a TRY/m² figure therefore differ in both meaning and reporting period.

An example note for a landlord conversation

“We can use the regional index to discuss the new-letting trend. To assess this home’s asking rent, let’s also compare nearby homes, condition and features. If we are renewing an existing lease, we should review the contract separately.”

Attach the context to the rental listing and create a follow-up to collect comparables. This example contains no current rent or suggested increase.

Common questions

When was YKKE first published?

The CBRT began publishing it on 17 February 2026. The first publication date is different from the periods covered by the historical series.

Does it count signed rental contracts?

No. It is based on estimated rents from appraisal reports, rather than a count of signed leases.

Should a listing’s rent rise by the same percentage?

The index gives no such instruction. Regional trends, property characteristics and comparables require separate assessment; renewing an existing contract also raises legal questions.
