Does the Housing Price Index tell you what a home is worth?

No. The CBRT Housing Price Index (KFE) tracks price change while accounting for differences in housing characteristics. Its index level is neither a currency price nor TRY per square metre, and does not value an individual home.

How much did the index change?

Enter two observations from the same series, geography and base year. The result is the total nominal change between those observations.

Enter two valid index values to see the result.

Example: an index rising from 200 to 246 increases by 23%. An index of 246 does not mean a 246% increase or TRY 246/m². Monthly percentages are not added together.

This tool calculates your inputs in your browser; it does not fetch live observations. The result is not inflation-adjusted and does not determine a property's selling price.

A province selection may lead to a wider region

The regional publication covers 19 index regions. İstanbul, Ankara and İzmir each form a single-province region. Other regions group provinces: Muğla, for example, shares a series with Aydın and Denizli. This does not show that every home in Muğla changed by the same amount.

Index change and unit price answer different questions

KFE is monthly. Provincial unit housing prices, where observations are sufficient, are quarterly TRY/m² figures. Check both unit and period before comparing them.

An index of 200 does not mean 200 TRY/m². Multiplying a provincial unit value by a home’s floor area also does not establish its individual value; location, building, condition and comparable properties matter.

Monthly, annual and real changes

Monthly change compares with the previous month; annual change compares with the same month a year earlier. For matching periods, real change is (1 + nominal price change) / (1 + inflation) − 1.

Hypothetical example: a 30% nominal increase with 40% inflation implies roughly −7.1% real change. The cash price rises while its inflation-adjusted value falls. These are illustrative inputs, not current CBRT figures.

When a client asks for their own home’s value

Separate the regional trend from the individual property question.

  1. Record the index region and month.
  2. Review comparable nearby properties and their differences.
  3. Save the basis of the price conversation in the listing notes.
  4. Create a follow-up to obtain missing comparables or details.

Common questions

Is KFE an average of completed sale prices?

Its primary input is bank appraisal reports; the sale or loan need not have been completed. It should not be described as the average price recorded in completed title transfers.

Can index levels rank regions from cheapest to most expensive?

No. An index describes change relative to a base period, not a comparable currency price level.
